Become a Booking.com host

How to register your place on Booking.com, from join.booking.com to the first booking, including the steps hosts in Norway most often trip over. Free, no sign-in.

Last checked against the service's own pages on 3 November 2026.

Before you start

What you need

  • An email address, that's all you need to start
  • Address, size, bedrooms, bathrooms and maximum number of guests
  • Photos and a description
  • ID, proof of ownership and a bank account number, plus a company registration number if you host as a company
  • Patience: Booking.com posts a letter with a code to the address, which can take up to 25 days
Time needed

You can stop the registration and continue later from join.booking.com. Booking.com then posts a letter with a code to the address to confirm it. That can take up to 25 days, and some are offered phone or video verification instead.

Build your checklist

Answer five questions and get a checklist made for you. Nothing is stored unless you ask for it by email.

1. Are you hosting as a private person or through a company?
2. Do you have good photos of the place ready?
3. Is the place already listed on another channel?
4. Do you know which bank account payouts should go to?
5. Have you checked the short-term rental rules where the place is?

Your checklist

Answer all five questions and your checklist appears here.

How to register your place on Booking.com

  1. 1

    Register

Go to join.booking.com and choose "Register for free". Pick the property type, for example apartment, holiday rental or guest house. If you started earlier, "Continue your registration" is on the same page.

  2. 2

    Fill in the property details

Name, address, size, bedrooms, bathrooms and maximum number of guests. Use the same name as on other channels so guests recognise the place. Booking.com can also import details from a listing you already have on another travel site.

  3. 3

    Amenities and photos

Tick the amenities carefully; they are the filters guests search with. Upload the photos; the first one becomes the cover photo.

  4. 4

    Prices, rules and booking method

Starting price per night, cleaning fee, check-in and check-out times, house rules and cancellation terms. Choose whether guests can book instantly or must send a request ("Request to Book").

  5. 5

    Payments

Booking.com can collect payment from the guest and pay you out ("Payments by Booking.com"). Which options you get depends on country and property type. Add your account number, and a company registration number if you host through a company.

  6. 6

    Verify the address and yourself

Booking.com posts a letter with a code to the address; enter the code in the extranet when it arrives. Booking Holdings Financial Services also asks for ID, proof of ownership and bank details (KYP) before payouts. Keep an eye on your email.

  7. 7

Open for bookings and note the property ID

When everything is in place, open for bookings. The property ID, a number, sits at the top of the extranet (admin.booking.com) next to the property name. You need it to connect the place to a channel manager.

  8. 8

Choose a connectivity provider when connecting to Gjestfri

In the extranet, go to Account, then Connectivity provider, search for Channex.io and approve it. Channex.io is Gjestfri's channel partner. This is the step most people forget, and without it Gjestfri cannot reach your calendar.

Once the listing is live

Connect it to Gjestfri and we keep the calendar, prices and guest messages together across channels, so you avoid double bookings.

Questions and answers

What commission does Booking.com take?
Booking.com publishes no fixed rate. The commission is in the agreement you accept when registering, and around 16% is a common level. You only pay once you have had guests. Compare it with Airbnb and your own booking page in our commission calculator.
What is the difference between instant booking and a request?
With instant booking the reservation is binding straight away. With "Request to Book" you get an enquiry first and accept or decline. Requests give control, instant booking gives more bookings.
Can I import my listing from Airbnb?
Yes. During registration Booking.com can import property details from other travel sites, and your review score from there can be shown until your first Booking.com guests have left reviews.
What does connectivity provider mean?
A channel manager like Gjestfri only gets access to your calendar and prices once you have approved it yourself in the extranet. Booking.com calls this a connectivity provider. Gjestfri uses Channex.io, so that is the name to search for.
When does the place become visible?
When the registration is complete and you have opened for bookings. The address is confirmed with a code by letter, which can take up to 25 days, so reply quickly to anything Booking.com asks for along the way. New listings get the "New to Booking.com" label in search for the first while.
